Agreements
After agreeing on terms, the buyer will quickly address financing, usually within 5-7 business days, thanks to pre-approval. An inspection, lasting 2-3 hours, will follow on a mutually agreed date. Outcomes include:
- Satisfactory inspection, buyer waives condition.
- Buyer requests repairs or negotiates price.
- Major issues lead to buyer retracting, and deposit is returned.
For condos, the seller orders the Status Certificate, costing around $100 and delivered in 6-10 days. The buyer’s lawyer reviews it within 1-3 days. If all conditions are met and waivers are signed, the sale is finalized.

Buyers usually get one or two final visits before closing to take measurements and check that everything is in order.

Transition Day
